urban planning situation
for the concept of the design, defining boundary conditions of the site are the noise pollution from the flanking streets, the height of the neighboring buildings, and the old tree population.
the positioning of the building volume along sandgasse and petersgasse as well as the apartment typology protects the private living and green space from the noise emissions of the two streets,
and creates the largest possible continuous natural space on the property.
the building continues the urban structure of this area.

residential typology:
the chosen structural system allows for maximum flexibility within and between apartments (for possible enlargement or reduction of units).
living and sleeping areas of the access-corridor types are oriented to the southwest and southeast towards the garden. private balconies flank the entire length of the apartment.
the entrance and ancillary room zones of the apartments are located on the noise-exposed side.
access balconies are set back from the building, allowing the apartments to maintain a degree of privacy even in the ancillary zones. additionally, the semi-public space of the apartment access is enhanced (space for communication).
the slope of the terrain lifts, distances, and separates the entrance area on the ground floor from the public traffic space.
commercial area
the commercial space for local supply is located on petersgasse.
associated storage areas are in the basement.

underground parking garage
the (slight) slope of the site from north to south facilitates entry into the underground garage (height difference reduced to 0.6 m).
by making use of the slope, the garage can be naturally lit and ventilated.
