guiding principles
the guiding principle behind the design is a spacious, accessible roof landscape that slopes southwards towards the commercial areas. it serves as a leisure and recreation area for residents, employees, and neighbors, reducing the sealed surface area to a necessary minimum. the open space, extended by intimate courtyards between the commercial areas, guarantees the residential and commercial park a special identity for residential and commercial use and, thanks to its permeability, also ensures urban integration with the neighborhood.

open space
the park landscape adds an additional quality to the cluster of residential and commercial buildings. the park is located on the roof of the commercial buildings and functionally and spatially connects the various residential and commercial uses. ramps allow access to and crossing of the residential and commercial park block. the apartments overlook a park landscape, offering residents and employees additional open space. the park deliberately opens up to the street and is intended to serve as a recreational area for the entire neighborhood. the park landscape is directly accessible from märzstraße on level 1 and develops spatially from it. the residential building has an additional connection on level 2 to the edge zones of the property. unlike the central zone of the park, which is accessible from the street, these areas thus have a more private quality: this is also where the children's playgrounds for the residential complex are located.
commercial new building
the new commercial building of the residential and commercial park is shaped by the distances from the existing buildings, the lighting conditions, access and maneuvering options, and the desired accessibility of the roof area as a park landscape. the result is a north-facing stepped structure with recessed atriums, embedded in a system of pedestrian connections. lowering the level to level 1 creates a covered maneuvering area with turning space for semi-trailers, while also providing a representative presentation and foyer area for the commercial spaces. access for freight traffic is via the entrance on goldschlagstraße. the new building is connected to the existing building on level 2, which also gives existing tenants the opportunity to use the representative rooms in the attic.

commercial conversion
component 2 will be extended by two stories, which will also cantilever over the transformer on goldschlagstraße. if necessary, the top floor can also be extended above component 1. component 2 will be opened up on the ground floor for access to the commercial area, and a new staircase will be added to component 2 on the courtyard side to connect it to the new building.

residential
all apartments in the residential and commercial park face south with a spacious private outdoor area towards the park landscape that is being developed on the roof of the commercial space. the distance from the street creates an intimate courtyard atmosphere on the one hand, while the park brings life and public space to the block on the other. the facade recedes floor by floor, creating a terrace situation for each balcony, with air and space above. the economical development with only two stairwells allows for generous pergola areas where neighbors can socialize, as well as an open ground floor zone on level 1, creating permeability between the street and the park. adjacent to the neighboring buildings, the residential building is offset by half a floor. here, on level 1, there are apartments, which are assigned a studio area with an open space in front on level 0. above level 2, where the accesses from the pergola to the park are located, the standard floors 3–5 are developed. levels 6+7 complete the building like a penthouse. they contain two-story apartments. in addition to the south-facing terrace, these apartments also have an intimate, wind-protected atrium on the top floor. all partition walls are lightweight to allow for future floor plan changes.
